A key site at a prominent gateway

The scheme, designed for Hasazza Estates, comprises 56 apartments alongside an expanded pharmacy for Everest Pharmacy at the junction of Lane End Road and Kingsway.

As this is a key site on a prominent junction at the gateway to Burnage centre so we took time to consult locally and put forward a design solution that was both contextual and visually impactful.

Our lead architect on the scheme, John Cunningham, said: “We have set out to design a building that is appropriate and unique to its location with the scale and massing reflecting the need for a strong, prominent focal point at a busy urban intersection.

“Our approach is always to achieve a design that is unique to its location, and contributes to a strong sense of place. Buildings are going to be there for a long time, so we’re always thinking about the people who will be living in and with them for many years to come.” 

 

 
 
 
 

Echoes of the past whilst looking to the future

Our design references the red brick factory buildings that once defined and characterised this part of Burnage, whilst also embracing contemporary features and materials including the rippled metal cladding on the Fog Lane facade. 

The design also echoes the brick patterns and curved facade of St Nicholas’s Church, one of the area’s most striking and valued landmarks.

The 56 apartments comprise a mix of 36 one-bed, 17 two-bed and 3 three-bed units and will strengthen Burnage’s appeal as a destination for young professionals with easy access by car and public transport to Manchester City Centre. 

The scheme includes 24 car parking spaces all with EC charging points and a cycle store with capacity for 56 bikes. The apartments are designed to high specification with one of the most innovative and attractive features being a spacious roof garden with planting designed to promote to encourage a diverse and thriving ecology.

Nature is an integral element in all our designs, and even in tight urban locations it’s always possible to stimulate and nurture ecology.

 
 
 
 

Plans shaped by positive dialogue

 

The plans have been shaped by local consultation and positive dialogue with Manchester City Council planners and urban designers.

Keeping a pharmacy on this site was a clear priority for the local community, and the new scheme delivers a significant upgrade. Everest Pharmacy will lease the corner unit to create an expanded facility with additional consultation rooms, enhanced primary health provision, and an improved prescription delivery service.

The pharmacy design has been commissioned to Anderson, a specialist pharmacy design practice, with plans for robotic dispensary systems and 24-hour call-back lockers.

A spokesperson for Everest Pharmacy said: “In the past the pharmacy operation on the site had to hire containers to meet additional demands including vaccination services.  Happily, the extended space gives us the scope to meet all our needs and offer people access to a huge array of NHS and private healthcare services in a purpose-built hub designed to meet the needs of the local community”.
